Letter from LLECOA President

Dear Barn Brook Road Camp Owners,

First, thank you to all of you who either attended the meeting on July 6th or sent your proxy to us. Without your participation and input we could not continue to make improvements to our shared asset – Barn Brook Road.  I am particularly pleased with all of the discussion we had during the meeting, it certainly helps the board to know where your priorities are as owners.

Welcome to all of the new camp owners.  There has been some turnover of properties in recent months and we look forward to meeting you all and getting to know you.  Please mark your calendars for next year’s annual meeting to be held on the Sunday immediately following the Fourth of July.  If you cannot attend in person, please forward your proxies to the board.  As the meeting date approaches, you will be hearing more about that. 

A brief summary of the meeting follows.

·       The consensus was that the road is in as good a shape as it has ever been.  The years-long efforts to add stone each year is paying benefits and the owners wanted to continue to make that improvement this year.

·       We have two culverts which need replacement this year to avoid a repeat of the spring flooding that occurred.  The owners and the board concur that we should do this now even though it will tap into our reserve funds (about $10,000).

·       Annual dues remain the same at $375.00 per lot.  However, instead of offering a discount for early payment, a $25.00 late fee (per lot) will be assessed for those paying after October 1.  Help us keep the dues low by paying early (either by check or online at our website.)

·       FY ’26 Special Assessment – As noted earlier, the consensus of the owners was to continue adding stone to the road this year, especially to mitigate the dust.  In order to do this, and to not drain all of our reserves, a special assessment of $125.00 per lot will be added to this year’s dues.  Invoices for the total amount of $500.00 per lot are attached. Again, thank you for your input on this issue.

·       Some of the ditches on the south side of the road are starting to have some bushes, et cetera growing in them.  If that resembles your property, please take a minute to clear the ditch to help us avoid having to have a contractor dig them out (a very expensive proposition.)

The LLECOA Board of Directors and I appreciate your continued support and faith in us and appreciate you voting to continue the direction we have been going in.  We will have two vacancies on the board next year (3-year terms); if you are interested in serving in that capacity, please let me know.  I am happy to discuss what the roles and responsibilities are.
